It’s our last newsletter of 2025, and we have so many updates to share. It’s been a hectic, heavy year with some inspiring bright spots – and it’s set us up with BIG plans for 2026 that we want you to be a part of!
Last week we hosted our first end of year celebration with our members! Since we’ve announced our new membership in October, we’ve had over a hundred people make a commitment to keep showing up consistently to grow our movement.

We know that if we want to win laws that will make life better for millions of people, we need to elect champions who will join us in the fight to transform New York.
In November, all *twenty* of our endorsed candidates won their races and Democrats flipped the Dutchess County Legislature for the first time since 2008. Now we’re gearing up for a BIG election that would shift the balance of power in our state government: the race for governor.
Last week, we announced that we’re endorsing Antonio Delgado for Governor. Lieutenant Governor Delgado previously represented parts of the Hudson Valley in Congress and is running a campaign that’s focused on affordability and working class issues—one that puts workers ahead of billionaires, tenants ahead of big landlords, and communities ahead of corporations.
He’s come out strongly in favor of all of our priority issues, from taxing the rich to expanding rent stabilization upstate to getting rid of Central Hudson. We need a governor who shares our vision of a New York that works for the many.

Not to brag but…our housing justice work kinda popped off this year! We’ve now won Good Cause Eviction protections in eight cities, protecting over 75,000 Hudson Valley residents from unjust evictions and extreme rent increases.
Local landlord menace Rich Lanzarone tried to kill rent stabilization in Kingston AGAIN, but we are fighting back. After mobilizing hundreds of tenants to public hearings, the city council voted unanimously to protect this vital law. Just yesterday, the Mayor Steve Noble shamefully vetoed their resolution. ➡️ We are turning out in full force at the next city council meeting on December 30th at 7:30pm to make sure the council overrides the veto.
As we look ahead to 2026, we’re excited to share that Senator Michelle Hinchey, who represents parts of Dutchess, Putnam, and Ulster Counties, has signed onto legislation that will make it easier for upstate towns & cities to pass rent stabilization laws. The Rent Emergency Stabilization for Tenants (REST) Act gives local governments the power to make more tenants eligible for rent stabilization and freeze the rent. That’s why it’s one of our top legislative priorities for next year.
In addition to expanding rent stabilization upstate, our other priority campaigns for 2026 are taxing the rich, getting rid of Central Hudson so we can have public power, and stopping the state from helping ICE terrorize our communities.
